The Site

The site extends approximately 0.42 hectares and comprises previously developed land which was formerly part of the Kathleen Rutland Centre which has since been demolished. The Site represents a great opportunity for the regeneration of a vacant brownfield site.

The site is located near to a designated neighbourhood parade (146-150 Hinckley Road). Future residents will therefore be within walking distance of a range of services and amenities, including a convenience store, a pizzeria, a fish and chip shop and a church. A Tesco Express and public house are also located within a five-minute walk of the site.

Future residents will also have easy access to public transport. Hinckley Road is well-served by public transport links, including bus services 148, 153 and 158 which provide connections to Nuneaton, Hinckley and Leicester.

In this context, the site is a suitable and sustainable location to provide much needed retirement accommodation to meet the needs of older people in Blaby.
