The site extends approximately 0.42 hectares and comprises previously developed land which was formerly part of the Kathleen Rutland Centre which has since been demolished. The Site represents a great opportunity for the regeneration of a vacant brownfield site.

The site is located near to a designated neighbourhood parade (146-150 Hinckley Road). Future residents will therefore be within walking distance of a range of services and amenities, including a convenience store, a pizzeria, a fish and chip shop and a church.
